Arena info:
The building a 70 x 100 bolt up steel I beam with 16 ft side walls. There is a 12 x 12 roll up door on each side and a 12 x 16 roll up door on the north end.
12 sodium halide high-bay lights allow riding at all times of day or night. The lighting is bright enough to jump in even at night.
The arena is a large dressage arena (20 meters x 60 meters, or 70 x 200 ft) on a 9” base of compacted screenings. The outdoor (south) ½ of the arena is graded (2%) and crowned with French drains around the perimeter (inside the railroad ties). The footing is a mixture of equal parts C33 (concrete) sand, screenings and PermaFlex® shredded rubber and is approximately 4” in depth. It is suitable for dressage and jumping (horses have never “punched through” the footing to the base even when jumping).
The combination of the base construction and footing allows for the outside portion to be usable in any weather one desires to ride in. It drains quickly and even when still wet on the surface it has enough support to it to prevent the horse from sinking into the footing.
Several professional riders have commented it is the best arena footing in the state or region (including north Texas).
The north ½ of the arena is under roof and is level with no grade or crown. It is open to the SSE to allow the prevailing summer breezes through the building when the 3 large roll up doors are open. The combination of funneling the breeze and the shade provided by the roof and walls allows for comfortable riding conditions even in the heat of the Oklahoma summer. The temperature is frequently 5-10 degrees cooler inside the arena compared to outside in the heat of the summer. If needed, fans can be placed for riders to cool themselves and their horses in front of in the shade of the arena.
Because of the SSE/NNW orientation of the building, the prevailing north winds are blocked when the doors are closed in colder weather. While the arena is not heated, the effect of blocking the wind makes riding in the winter very tolerable to even pleasant.
There are 2 water hydrants for the arena. One at the north most door and one at the SE corner. These make watering the indoor footing quick and easy. One can either set up impulse sprinklers to thoroughly wet the footing or can sprinkle it by hand with a hose to dampen it for the day.
There is a dedicated 100 amp electrical service panel for the arena. From it run not only the 12 high bay lights (on 2 separate 20 amp, 220 volt circuits) but also one incandescent fixture next to the service panel and several outlets. One of the outlets is switched making turning a stereo/CD player on or off from horse back easy.
Each of the 3 roll up doors have tube gates across them. This allows the doors to be partially or completely rolled up yet still have the arena closed on 3 sides. (If needed, gate panels can be used to close off the south end as well.)
In addition to the large dressage arena there is a regulation small dressage arena (20 m x 40 m) on grass just to the south of the large arena. It is set on the same grade as the large arena but is not enclosed.
There is a cross country schooling area that incorporated naturally occurring terrain features in the 10 jumps ranging from low Beginner Novice (18”) to Training level (3’3”). Jumps include an up/down bank, a reverted ditch, a Helsinki as well as others. There are 2 large fields that are excellent for gallops and trot sets.
While there is no formal show jumping arena, the indoor arena above is adequate in size for schooling and training both riders and horses. There are numerous flat or gently rolling areas that have been used to set up courses.
All the roads in the area are dirt/gravel with minimal traffic. This allows for riding off the property easy and safe.
Other features of the property:
The large pole building has an RV hookup on the east side. There is a 30 amp plug in, a sewer dump (to the septic) and water. This was put in to allow keeping the living quarters of the trailer hooked up year around so as to keep the refrigerator and lights on and to run a small space heater in the winter to prevent the pipes and water from freezing so we don’t have to winterize/un-winterize the trailer ever winter. It also makes for dumping, cleaning and filling the tanks at our leisure after getting home from a show. (It has also allowed us to use the living quarters as a guest room for extra company!)
The barn is 40 x 100 with 14’ side walls: The south end of the barn/shop is the 3 stall center aisle horse barn and is separated from the shop by a tube gate in the aisle.
There in a 14’ concrete pad with over hang on the south end. This was built specifically with farriers in mind. It allows them to back up to, or even into, the barn to work. The door can be pulled down onto their truck or trailer to block any inclement winter weather.
There is a 4’ wide walk through door adjacent to the roll up door that opens to the wash rack. This door is wide enough to safely lead horses through and allows access in and out of the barn with horses when the roll up door is closed for bad weather. It can be secured open in hot weather to increase ventilation.
There is a ground fault electrical outlet next to the door, both for use when in the wash stall/grooming area as well as for the farrier.
Outside the wash stall there is another 30 amp electrical receptacle specifically for plugging a living quarters trailer in to when returning home from a show and unloading. This allows the refrigerator, lights, etc to stay on while the trailer and living quarters are unloaded at the barn and house. (Usually the next day after getting home late after a horse show!)
There is also an air outlet from a site for an air compressor in the shop. This was designed to allow checking and filling of truck and trailer tires when loading the trailer for a trip.
There is enough room at the east end of the overhang for an outside “holding stall”.
Water hydrants are located at the SE and NW corners of the building.
The 12 x 14 wash stall is built of concrete block that is filled with concrete and reinforced with rebar. It has hot and cold water and a high bay sodium halide light as well as a regular 120 volt for adding an overhead infrared heater at a later date.
The heated and cooled tack room is 25 x 14 and includes half bath. The water softener for the house and the well pressure tank are located in the half bath. There are washer and drier hook ups in the tack room as well.
The feed room is 6 x 10 and is at the end of the barn section of the building on the same side as the wash rack and tack room.
The 12’ center aisle is concrete with a drain.
There are 3 stalls on the west side of the barn with 3 high bay sodium halide lights over each and 2 industrial/agricultural ceiling fans. 2 stalls have drains in the back of stalls. Stalls are 12x 14” Pfiffert stalls.
There are 3 water tanks, 1 for each paddock/pastures. Each tank is on a concrete pad, has its own water hydrant and its own electric outlet for tank heaters in the winter.
PARCEL 2- 10 Acres- This scenic 10 acres is adjacent to Parcel 1- Outstanding grass and nice building site or great combination to Parcel 1
